Casa Franja: one-bedroom plan with a kitchen and bathroom row
Explore Casa Franja, a study of ResPlan plan 6291: one-bedroom plan with a kitchen and bathroom row.
Casa Franja is the editorial name for this study of ResPlan plan 6291, reconstructed in 3D by Lodnor. Two bathrooms and a separate kitchen line one edge of the plan, with the bedroom directly below the kitchen in the drawing. A short open passage connects this room cluster to the long living area.
A room row beside a long shared area
Casa Franja arranges two bathrooms and a separate kitchen along one edge, with the bedroom below the kitchen in the drawing. These rooms make a compact cluster beside a longer living area. The contrast suggests reading the service row as a connected sequence rather than isolated boxes.
At approximately 8.12 × 5.46 m across its model bounds, this reconstruction gives a scale for comparing the room relationships. Multiplying those figures would describe a bounding rectangle rather than verified usable area, and the displayed furniture does not establish clearance.

The short open passage is the hinge
A short open passage connects the clustered rooms to the living room. Its limited length makes it easy to overlook in a broad overview, although several journeys depend on it. Investigate where kitchen use, bedroom access and bathroom trips meet before deciding where to place the dining area.
Give the kitchen threshold a clear role
A separate kitchen does not automatically establish a dining room outside it. A proposed table should respect the connection between the whole cluster and the living area. Try using the long room’s depth to accommodate dining rather than concentrating every shared activity beside the short passage.
Place a table, then trace all destinations
Locate the passage and mark the first stretch of the living room it reaches. Sketch a table there and repeat the sketch farther away. Trace kitchen, bedroom and bathroom approaches for both options, including a chair being pulled back toward the passage.
Use the short passage as the fixed reference for the table comparison, checking the occupied chair as well as the table’s footprint beside the service row.
