Casa Retiro: one-bedroom plan with an offset living-room bay
Explore Casa Retiro, a study of ResPlan plan 13680: one-bedroom plan with an offset living-room bay.
Casa Retiro is the editorial name for this study of ResPlan plan 13680, reconstructed in 3D by Lodnor. A bedroom and enclosed kitchen form one row, while the living area extends beside them with its upper edge set back in the drawing. One bathroom opens from the bedroom and the other from the living area, each occupying a separate corner of the stepped footprint.
A shared bay set back from its neighbors
Casa Retiro sets the living-room bay back relative to the row of bedroom and enclosed kitchen. The stepped footprint reflects different room lengths, not necessarily a deficient alignment. Reading each bay on its own terms helps avoid proposing furniture to an imaginary regular rectangle.
At approximately 8.47 × 6.25 m across its model bounds, this reconstruction gives a scale for comparing the room relationships. Multiplying those figures would describe a bounding rectangle rather than verified usable area, and the displayed furniture does not establish clearance.

Two bathrooms reached from different rooms
One bathroom opens from the bedroom and the other from the living area. Their separate corner positions make access patterns more significant than their count. A visitor’s bathroom route can stay in the shared zone, while the bedroom-connected room remains part of a different sequence.
Furnish the offset, not a missing corner
Use the actual living-room edge when proposing a seating group. A piece that looks centered across the whole footprint may crowd the bathroom approach within that bay. The set-back outline is not confirmation of a balcony or garden; it simply keeps the interior arrangement honest to the source.
Follow the shared bathroom route around seating
Find the bathroom that opens from the living area and mark its doorway on a screenshot. Sketch a centered sofa, then one aligned with the actual bay. Trace the bathroom approach in both and compare the relationship to the enclosed kitchen rather than just the symmetry of the image.
The offset living bay is the right frame for judging the sofa, with the shared bathroom door retained as a reference rather than hidden behind visual centering.
