Casa Espina Central is the editorial name for this two-bedroom layout study based on ResPlan 13592. The public tour offers a way to inspect room connections and boundaries; the name does not identify a built residence or commissioned renovation.

Reading the Casa Espina Central layout

A long living room and two stacked bedrooms occupy opposite sides of the plan. Between them, the kitchen sits above a short hall and a pair of bathrooms, with the living-room edge set back from the upper room row.

The public model reports an approximate overall envelope of 10.028 × 7.782 m, with a modeled height of 3 m. These figures describe the reconstruction, not usable floor area, individual room dimensions or a verified building survey.

How the room routes connect

Casa Espina Central places the kitchen, hall and bathrooms between the two main occupied sides. Follow how the short hall connects the long living room to the bedroom group rather than assuming direct crossings everywhere. The upper setback also changes the end of the living room: a route or furnishing line copied from the bedroom-side depth would overstate its extent.

A furniture decision to compare

The central strip makes it useful to separate living-room furniture decisions from bedroom storage decisions. Their available edges face different destinations. Compare seating along the long outer wall with an arrangement oriented toward the central strip, keeping the hall connection visible. The kitchen’s central position can shorten some trips without turning the bathroom-and-hall band into free furnishing space.

Mark the central strip room by room, then trace living-to-each-bedroom trips through the short hall. Compare the two seating orientations using identical footprints. Inspect the upper living-room setback from above and confirm that neither arrangement assumes extra floor there. Note which decision belongs to the living room and which still requires a separate bedroom-door check.
