Casa Tres Bordes is the editorial name for this three-bedroom layout study based on ResPlan 2066. The public tour offers a way to inspect room connections and boundaries; the name does not identify a built residence or commissioned renovation.

Reading the Casa Tres Bordes layout

Three bedrooms line the upper and side edges around a broad living area. Two bathrooms sit together between the upper bedrooms, and an enclosed kitchen occupies a lower corner that stops short of the bedroom above it.

The public model reports an approximate overall envelope of 10.458 × 8.523 m, with a modeled height of 3 m. These figures describe the reconstruction, not usable floor area, individual room dimensions or a verified building survey.

How the room routes connect

Three bedroom destinations make the living area in Casa Tres Bordes a distributor, even though it remains the main shared room. Follow each bedroom route from the enclosed corner kitchen and compare where they overlap. The kitchen stops short of the room above it, so the stepped corner should stay visible instead of being described as one straight side wall.

A furniture decision to compare

The broad living floor offers a choice between one large seating group and a smaller group that leaves a clear distribution edge. Test the smaller arrangement first against all three bedroom approaches. Keep the paired bathrooms between upper bedrooms distinct from the kitchen corner; their grouping does not establish who uses them or whether any bedroom has exclusive access.

Trace three kitchen-to-bedroom trips and mark their shared segment across the living area. Place a hypothetical large sofa group beside it, then reduce only the grouping’s depth while keeping its orientation. Compare the effect on each route, not just the nearest bedroom.
