Casa Arrayán: Tall two-bedroom plan with a central living band

Tall two-bedroom plan with a central living band. A layout study from ResPlan 8145.

Casa Arrayán is the editorial name for this two-bedroom layout study based on ResPlan 8145. The public tour offers a way to inspect room connections and boundaries; the name does not identify a built residence or commissioned renovation.

Reading the Casa Arrayán layout

The living area forms a full-width middle band between a kitchen-and-bedroom row and the second bedroom below. Two bathrooms are stacked along the lower side, beside the larger lower bedroom footprint.

The public model reports an approximate overall envelope of 5.603 × 10.058 m, with a modeled height of 3 m. These figures describe the reconstruction, not usable floor area, individual room dimensions or a verified building survey.

How the room routes connect

In this tall plan, the middle living band is also the connection between the upper and lower rooms. Its full width is tempting for a large sofa arrangement, but depth matters more when people need to cross it. Read the kitchen-to-lower-bedroom trip as a movement through shared space, then inspect access to each stacked bathroom separately.

A furniture decision to compare

Casa Arrayán asks whether seating can occupy a central band without turning every bedroom trip into a detour. Try concentrating the main furniture along one edge and leaving the opposite edge legible. The larger lower bedroom footprint is a geometric observation, not a reason to label it a principal suite or assume a particular household arrangement.

Review exercise: Casa Arrayán

From plan view, draw a line from the kitchen through the middle band to the lower bedroom. Add a hypothetical sofa and coffee-table footprint on one side, then repeat the line. Compare the narrowest turn in the two arrangements rather than the total empty floor. Check the bathroom approaches without treating the whole lower band as bedroom space.
