Is a floor plan to scale? What a measured 3D model knows

Is your floor plan to scale? Read the dimension chain, the scale bar and the ratio, then see where a model’s numbers stop and a survey has to start.
A model built from a drawing is measured against the drawing, not against the building. Nobody visits the house and nothing is checked with a tape: every wall in the model comes from a line on the page you uploaded, and the size of that wall comes from the ratio and the numbers printed on the same page. Source quality limits the result, and reconstruction errors can add differences even when the sheet is legible. Published dimensions are approximate. This page is for anyone deciding how far to trust a number that arrived without a site visit.
Is a floor plan to scale?
A drafted plan carries its own answer, printed on it. The reference plan above states 1:100 in the title block beside its sheet number, and the chain along the bottom edge reads 5,420, 3,520 and 3,060 mm under an overall string of 12,000 mm, which is 39 ft 4 in. Add the three and you get the overall. The vertical chain does the same: 3,330 plus 2,930 gives 6,260 mm, or 20 ft 6 in. That addition is the first check worth doing on any plan somebody hands you. The second check needs a ruler: at 1:100 a 12,000 mm run measures 120 mm on the printed sheet, and on a US sheet plotted at 1/4 in = 1 ft every foot of building is a quarter inch of paper, so a 12 ft wall measures 3 in. A different reading means the page was resized on its way to you, and only the printed numbers still hold. Areas are a separate question. The five room areas on this plan add to 64.4 m², which is 693 sq ft, while the outline they sit inside measures 12,000 by 6,260 mm, a little over 75 m² or 808 sq ft. The difference is wall thickness, and it is the usual reason a plan and a model disagree about square footage.
Your own plan can be read the same way. Look for these, in this order.
- A scale ratio in the title block: 1/4 in = 1 ft or 1/8 in = 1 ft on a US architectural sheet, 1:50 or 1:100 on a metric one. Quarter-inch scale is 1:48 and eighth-inch scale is 1:96, so the two systems are saying the same kind of thing in different units. The ratio states what one printed inch is meant to stand for.
- A dimension chain along one or two edges. Add the parts and compare the total with the overall string. A drawing that has been cropped, stretched or redrawn tends to fail this first.
- A graphic scale bar, the short ruler printed near the title block. It is the marker that survives photocopying and resizing, because it shrinks with the drawing.
- A room you can already reach. A measured wall provides evidence for the sheet’s scale, not a guarantee for the whole plan. Check a second independent dimension elsewhere, preferably in another direction, before relying on it.
- The sheet type itself. A permit set is dimensioned because a plans examiner has to read it, and as-built drawings describe what was actually framed. A listing flyer or a builder’s marketing plan owes you neither.
- None of these. Then the sheet is a picture of a plan rather than a plan, and any number read off it is a guess until something on site settles it. A manual route is still worth trying first: measuring a floor plan from a PDF.
How does the scale get into the model?
The drawing you upload can be a PDF, PNG, JPEG, SVG or DXF, up to 25 MiB. From there the work runs through named steps you can watch on the trace sheet: reading the floorplan, tracing walls and rooms, closing the gaps, drawing the base plan, raising the 3D model. The run reports its scale status in one word: Solving while the run is live, then Resolved or Not resolved. Open the technical record on the same sheet and the resolved scale is there in meters per pixel, with a confidence beside it. The sheet is also blunt about what its progress bar is not: “Progress shows completed processing steps, not time remaining or measurement accuracy.” Once the model is built, the viewer reports a floor area, a room count, a footprint as width by depth, and a model height. Its Accuracy panel carries the scale status again and how much of the drawing it could read, and the panel repeats that the model is for design exploration until dimensions are verified on site. Review those values and statuses before relying on the dimensions.
You can hand the run what you know. The optional drawing context on the upload screen takes the original drawing units, a scale denominator as 1:n, the original page number as source metadata when the PDF holds a set, and up to 30 reference measurements, each a name and a known length in meters. The page number does not select the uploaded sheet: extract the required page as its own one-page PDF for a single-floor upload. A measured wall or a documented dimension helps interpret scale; an assumed standard door size does not verify it. The run can interpret scale from the drawing and context, but neither a supplied measurement nor an omitted one determines the result by itself. Worth checkingScale does not always resolve. A model can still have dimensions when its scale is unresolved; those dimensions do not establish the size of the real rooms. Check the reported status and compare a known length and a second independent dimension against the drawing. Two further cases deserve the same suspicion: a builder’s marketing plan is drawn to sell, and an old plan may describe a house that has been altered since somebody drew it.
What do you still have to verify on site?
The editor keeps two sentences at the foot of the screen for as long as you work in it: “Verify scale and critical dimensions on site before ordering or building. This model is not a survey.” That is a short list of jobs rather than a formality, and a disagreement found now is cheaper than one found after an order is placed. Take a tape measure to the space and settle three things. The editor has a units control with Metric and Feet and inches, so you can read the model in the same units as your tape.
- One long wall, end to end, against the plan’s own dimension string for that run. This is the check that tests the scale itself, and every other length in the model inherits it.
- The openings that decide things: door width and height, and the narrowest point on the route a piece of furniture has to travel.
- Ceiling height in the room you intend to change. A plan carries height in a section if it carries it at all, and the section is often the page nobody scanned.

NoteINK TO BRICK turns an existing floorplan into a navigable conceptual model, and reports a model floor area and room count in meters. The public viewer can also show per-room areas when measurable room geometry is available; all of these dimensions are approximate. No accuracy tolerance has been established. It is not a survey, not a construction document, and not a gross living area measured under ANSI Z765-2021. The limit stays on the model rather than in a footer: “Conceptual model only. Not a survey or construction document.” is printed under the model on every published project, and you can read it on the work people have chosen to publish at explore.
For the upload process itself, measuring a floorplan you already have sets out what arrives and what does not, and the plans page says which tier carries the export library: Free covers one public project without exports, basic formats start on Plus, DXF, DWG and SKP need Creator and above, and IFC and STEP need Business.
